Termite Inspection and Treatment

In most real estate transactions inspections may be required such as a wood infestation report or ODAFF1. These are usually lender requirements for anybody hoping to buy a home with the help of a mortgage. In some cases a report called the NPMA-33 which is used in VA loans and some other types of loans may be needed. Other types of inspections may be Moisture Damage Reports. These can be optional and are usually used when somebody buying sees damages they want an official report on to request repairs. The reality is having a inspection for termites, for wood rot could save you money in the long run.

All inspections are visual inspections. Most homeowners will NOT allow an inspector to deface the home, remove sheetrock and so forth. What this means is the inspection is only as good as the visible evidence suggests. Termites are only usually found in a home when visible evidence is seen. Types of visible evidence we look for are tunneling in sheetrock, holes in trim, sheetrock, black or brown spotting on trim or sheetrock, tubes on walls, on trim, on concrete leading to trim. Crawl spaces are inspected as well. Once termite activity is found a termite treatment will be called for.

What does a termite treatment look like? Well, it can require drilling of slabs, trenching of soil around the structure, maybe even small holes in walls for foaming of areas infested with termites. A termite treatment professional can look at the property and suggest the necessary work required to do proper treatment. Choosing a professional that takes pride in the work they do will make for a cleaner looking treatment when all is done.

What is a full treatment? A full termite treatment is when the entire home is treated. This means the perimeter is treated.

There are also treatments considered to be partial treatments or whats known as a spot treatment. This is a treatment of a smaller portion of the structure. Spot treatments are usually not accepted as a means of treatment for a real estate purchase. They are typically done to a home already lived in that has an issue arise where the owner many not have funds available to treat the entire dwelling or structure.

Another very important thing to consider is the product being used for treatment.
